HOA, common charges and maintenance require documented building or unit evidence. Sales and DOB records do not establish these amounts. A zero property-tax bill does not establish zero PILOT or other ownership charges. Bills may change with tax rates or benefits; monthly figures are annual equivalents.

Report on Supplementary Information Management has omitted supplementary information about future major repairs and replacements that accounting principles generally accepted in the United States of America require to be presented to supplement the basic financial statements. Such missing information, although not a part of the basic financial statements, is required by the Financial Accounting Standards Board, which considers it to be an essential part of financial reporting for placing the basic financial statements in an appropriate operational, economic, or historical context. Our opinion on the basic financial statements is not affected by this missing information. Reilly, Deane LLP New York, NY April 19, 2023

X. BUDGET/FINANCIAL STATEMENT
The Condominium budget for the period commencing January 1, 2024 is
annexed hereto as Exhibit “C”. Annexed hereto as Exhibit “D” is an updated
Certification of Adequacy of the budget by Penmark Property Advisor, LLC, 828
Hempstead Turnpike, Franklin Square, New York 11010. Annexed hereto and
made a part of this Amendment as Exhibit “E” is a copy of the building’s certified
financial statements for the period of the commencement of the Condominium of
December 31, 2022 and December 31, 2021. The financial statement for the
year ending December 21, 2023 is not yet available. Prospective purchasers are
advised to inquire regarding the availability of the Financial Statement for the
year ending December 31, 2023, and if available, request a copy for review.
XI. RESERVE FUND/WORKING CAPITAL FUND
As of June 23, 2024, the total amount of the working capital is currently
$3,386.98 and is being held at Chase Bank, 97-41 Queens Boulevard, Rego
Park, New York 11374.
Pursuant to the terms of the Offering Plan the Reserve Fund required by Local
Law 70 was based upon the option of providing the sum of (i) the actual sales
price of all Condominium Units sold as of the effective date of the Plan, but not
less than one (1%) of the Total Price to be paid within thirty (30) days of the
Closing of Title to the first Unit; plus (ii) supplemental contributions equal to three
(3%) percent of the total sales price of each Unit sold by the Sponsor to bona fide
Purchasers after the effective date of the Plan and before the fifth (5 th)
anniversary of the Closing of the first Unit. The Total Price on the date the
Offering Plan was declared effective was $4,955,000. The Sponsor paid one
(1%) percent of said Total Price which was equal to $49,550 and has made
supplemental contributions equal to three (3%) percent of the sales price of the
Units being conveyed totaling $38,400. Capital improvements totaling
approximately $36,185 have been funded by the Reserve Account. As of June 3,
2024, the Reserve Fund totals $45,881.02. The Reserve Fund is also being held
at Chase Bank. If the gross amount contributed to the Condominium is less than
three (3%) percent of the Total Price as of the fifth (5 th) anniversary of the
Closing Date, the Sponsor shall contribute the difference within thirty (30) days of
said date (total of $65,700 to be contributed by July 2024, less any contributions
prior to said date).
XII. CHANGE IN PRINCIPAL OF SPONSOR
Section XXVII at page 102 of the Offering Plan is amended to reflect the fact that
Philip Pilevsky is no longer a principal of Sponsor. Other than said change, the
information regarding the Sponsor as disclosed in the Offering Plan remains
unchanged.
