HOA, common charges and maintenance require documented building or unit evidence. Sales and DOB records do not establish these amounts. A zero property-tax bill does not establish zero PILOT or other ownership charges. Bills may change with tax rates or benefits; monthly figures are annual equivalents.

Note 6. Water and Sewer. The Building will be metered for water and sewer
usage by the City of New York Department of Environmental Protection in accordance
with current law. The budgeted amount constitutes a projection of the water charges and
sewer rents that will be payable with respect to the Units and the Common Elements, based
projections based on buildings of similar size and nature by AYC Management LLC, a
qualified management expert with an address at 3215 Avenue R, Brooklyn, New York
11234. This estimate includes a 10% increase to provide for inflation:

Estimated daily usage = 192 cubic feet Water charge: 3.81 per 100 CF = $3.81/HCF
Estimated annual usage = 70,080 cubic feet Sewer charge: 159% of water charge = $6.06HCF
Convert to hundred cubic feet (HCF) = 700 HCF Estimated water & sewer rates: $9.87/HCF

    Usage Rate per HCF Cost
   700 HCF x $9.87/HCF = $ 7,599.90

Note 7. Repairs and Maintenance; Services and Supplies. This item represents
the estimated cost for ordinary maintenance and repairs of the Common Elements,
including normal repairs to the interior of the Building, the exterior of the Building
(including walls, foundations, windows, doors, and locks), common heating, plumbing and
electrical systems, common equipment, and includes various supplies (such as cleaning
supplies and materials, lubricants, bulbs, public fixtures, general and hardware supplies),
equipment for snow removal (shovels and salt), painting of common areas and
administrative e xpenses and supplies, such as postage, tips, and paper. The projected
amount does not include repairs, painting, maintenance, or supplies for the interior of the
Units or Limited Common Elements, all of which are the responsibility of the individual
Unit Owners. Inasmuch as this is a new construction, repairs and maintenance should be
minimal. However, the Sponsor does not warrant that this will be the case and no funds are
being provided for future capital improvements. The following is a breakdown of the
repairs and maintenance based on the experience of AYC Management LLC, a qualified
management expert with an address at 3215 Avenue R, Brooklyn, New York 11234 with
said services for buildings of similar size and condition:

    Sprinkler Inspections $ 750
Fire Alarm Inspections and Maintenance $2,145
Monitored Phone Lines $1,350
Backflow Prevention Testing $ 750
General Repair & Supplies $2,000
    TOTAL: $6,995

Note 8. Insurance. The insurance premium is based on the letter dated July 10,
2020 by Fairmount Insurance Brokers, LTD., a licensed insurance broker with an address
at 1600 60th Street, Brooklyn, NY 11204 setting forth the following coverages:

  Items Covered Coverage Limits
  Building Coverage, Replacement Cost $2,000,000
Fire Insurance / Building Coverage $2,000,000

PDF page 3

  Boiler and Machinery Included
  Building and Ordinance Law 1,000,000

Comprehensive General Liability $1,000,000 per occurrence/
        $2,000,000 aggregate

  Hired and Non-Owned Auto $1,000,000
  Directors and Officers Liability $1,000,000
   Deductible: $2,500

  Flood: $1,000,000

  Crime and Fidelity: $25,000
   Deductible: $500
   Total Premium $5,650

The total projected premiums for these various coverages are based upon the current
replacement cost for the Building (excluding excavation and foundation) estimated by the
insurance broker, which, in its opinion, is adequate so that the insured will not be a co-
insurer. The insurance coverage will meet the requirements of Sponsor or any mortgage
lender procured by Sponsor. The total projected premiums for these various coverages
are subject to underwriting review and consideration at the time of placement.

The fire, casualty and general liability insurance will be on terms that provide:
(1) that each Unit Owner is an insured party; (2) that there will be no cancellation without
notice to the Board and the Unit Owners; (3) a waiver of subrogation; (4) a waiver of
invalidity because of the acts of the insured and Unit Owners; and (5) a waiver of pro
rata reduction if Unit Owners obtain additional coverage. The Condominium will have
public liability insurance at the First Closing. In the event of a loss, the claim is made
payable to the named insured (the Board).

In order to safeguard the investment of its Unit Owners in the event of a
substantial or total destruction of the Building, the Board should periodically review the
amount of casualty insurance for the Building to ensure that the amount of coverage
equals the Building's then replacement cost.

The following coverages are not included in the premium and may be available at
extra cost: construction and demolition; rent insurance in an amount equal to the
Common Charges for one (1) year; workers' compensation and New York State disability
benefits insurance (should the Board hire employees); hazard insurance.

This coverage also does not include claims for personal injury or property damage
resulting from occurrences in a Unit, nor does it include coverage of the furniture or
personal property of Unit Owners. It also does not include excess coverage necessary to
restore the Unit over and above the proceeds from any fire insurance on the Building,
which will be an expense of the individual Unit Owner. Therefore, each Unit Owner shall
consider the desirability to obtain additional insurance at his or her own cost covering
among other items: (i) fire or casualty losses to the contents of his or her Unit and any
replacements, additions, upgraded fixtures and improvements therein; (ii) personal
property; and (iii) liability for personal injury as a result of occurrences in the individual
Unit.

Note 9. Professional Fees.
A. Accounting Fees. A portion ($1,250.00) of the budgeted item will
be used for auditing fees in connection with the preparation of the Condominium’s first
year's audited financial statements and its Franchise tax returns, and its Federal, State and
City income tax returns. The estimate for accounting fees is based on a letter from A.
Kahan, C.P.A., 266 Broadway, Suite 502, Brooklyn, New York 11211.

5. Revised Schedule A. Annexed hereto as Exhibit C is a revised Schedule A reflecting the
new commencement, changes to the common charges based on the updated budget, and changes
in offering prices for units 1R and 4PH.

6. No Other Changes. Other than as set forth above, there are no other material changes in
the terms of this Offering Plan.

How to read these records

Deed amounts are recorded consideration, not asking prices or a unit valuation. A blank record is not proof that an issue does not exist.
